The Basics

There are 125 condominium units that make up the very popular Alii Villas. Built in 1973, these concrete construction buildings have held through the test of time quite well. They are mainly compromised of 1 bedroom, 1 bathroom units, with occasional 2 bedroom, 2 bathroom units making their way to the market. Prices for the 1/1 units vary, starting around $300K, and dependent on the views and location. Maintenance fees for the 1/1 range from $403-$448 per month, depending on the floor plan (more square footage equals higher maintenance fees). These maintenance fees are on the lower end for Kailua Kona.

There is a pool situated in the heart of the complex, making it easily-accessible for a quick dip or a lounge day in the sun. Each unit comes with one parking space. Each building has three floors, but there’s no access to an elevator. So if stairs are not your thing, be sure to be on the look out for a ground floor unit. Some of those upper floors units do have nice ocean views though!

This complex makes for very popular vacation rentals, though there are residents that live here full-time as well and absolutely love it. Centrally located on Alii Drive, the buildings have been very well-maintained through the years. Always clean and cheery.
